Windermere
The town of Windermere keeps dirt roads on purpose. Set among the Butler Chain of Lakes — some of the clearest water in the state — it is where Central Florida’s estate buyers go for privacy, water, and land. The surrounding zip code adds gated communities of varying character.

Genuine range: old-Florida lake cottages inside the town, formal gated estates in Isleworth and Keene’s Pointe, and newer luxury tracts west toward Horizon West.
Private and lake-centered. Boats matter here. Town events are small and local; most everything else is a drive.
A handful of spots in town; Dr. Phillips’ Restaurant Row is fifteen minutes for everything else. This is a cook-at-home, host-at-home place.
Twenty-five to forty minutes to downtown depending on route; theme-park corridor traffic is the local weather. Toll roads help.
In-town from roughly $800K, chain-of-lakes waterfront from $2M to well past $10M behind gates. Skiable-lake access is the single largest price variable.
